What do general contractors do?

The state of Florida defines a general as follows:

"General Contractor" is a licensed professional whose services are unlimited in scope for any activity requiring licensure and who performs any work requiring licensure under Part I of Chapter 489 of the Florida Statutes. This broad definition encompasses the ability to oversee all aspects of a project, from building and construction to repair, alteration, and improvement, whether it be residential, commercial, or industrial, and includes the responsibility for managing the entire project and its various subcontractors.

So in essence a general contractor is unlimited in dollar amount and scope to conduct construction operations. In Florida there are three types of contractors. A “general”, a “builder” and a “residential”. These terms refer to a Certified General Contractor (CGC), a Certified Building Contractor (CBC), and a Certified Residential Contractor (CRC).

A certified general contractor is just like it sounds unlimited and can be retained to complete any construction project. A certified builder contractor can provide full scope services on residential structures and commercial structures up to four stories high. A certified residential contract is limited to construction, repair, and improvement of one-family, two-family, or three-family residences.

The construction process: Where do I begin?

The textbook answer for the construction process is that the process consists of pre-construction (planning and design), procurement, construction, and post-construction (closeout). But in reality, many property owners do have plans and drawings and they are really unsure of exactly how to move forward with their project. If that is you, that's okay! If you already have your plans or have participated in the process then that is great new and you can skip this portion and jump to the plan review & permitting section.

So if you do not have plans or have not made it that far yet; it is important to think “what is my project?” and “what do I need for plans and drawings?” Things like simple remodel, windows & door replacements and fences do not require sophisticated plans and we can provide those in combination with our private provider for plan review to get you your permits. For new construction it's a little different.

New construction (includes ADUs and additions) requires detailed drawings and specification that are not only tailored to your specific needs but also are cost adjusted to keep you within budget new construction in the Pinellas County area is averaging about $230-250 per sq ft for basic construction methods and finishes $300-$400+ for custom/luxury and luxury waterfront FEMA compliant/flood proof at $775+ sq ft so cost is super important to us and that starts with a good plan and choosing good quality best value products over expensive products that may even be inferior.
